My only instruction was to make sure the topknot is tall. Lately I see so many poodles where it looks like their topknot is growing into their ears like somebody turned a bull upside down and cut their hair. Put a path between the ear and the topknot to show some separation. I don’t know. I’m not a groomer, but I know when it looks weird.

It's the part where you finally get to choose. Mel here, living my best pickleball, coffee and midlife life in Florida. 🌴 Send this to a friend who needs permission to rest. 💌

The best investment decision may happen before the offer. 🏠 In Oakland Park, the purchase price is only part of the story. Insurance. Property condition. Financing terms. Maintenance. Rental rules. Those details can shape the long-term return as much as the property itself. Tip: Build a conservative reserve plan before you buy, so an unexpected repair does not derail your strategy.
