We chose a neighborhood with a history. Seemed fitting. As our community continues to grow we will enjoy the open spaces with expansive sunsets in our backyard. One day we will be full of homes but still enjoying the hundreds of acres of preserve and the two championship courses. I was in Tallahassee at my daughter‘s graduation. The listing agent was about to go on a cruise. My client was about to go to Hawaii for 11 days with his whole family and the seller on the property was traveling in Europe. The effective date on our contract was August 4. Inspection was August 5. Negotiations took about 3 to 5 days because of everyone’s different time zones appraisal was done on August 11. We were cleared to close 13 days after submission. We closed both properties on the 27th. Efficiently the sellers signed prior to the 27th. Only the buyers had to sign. Everyone had their things in moving trucks and were waiting on wires and keys. We were funded by lunchtime. Having an internal team at ORM is what made the difference. There are so many amazing loan officers out there but there’s something about being in the know of every little detail that keeps the transaction running so smooth.
