Federal Apartments Could Bring 164 Affordable Units to Sistrunk Boulevard

Fort Lauderdale’s Progresso neighborhood may soon see one of its most significant new housing developments in decades. A $48.57 million affordable housing project called Federal Apartments has been proposed, aiming to bring 164 new units to the west side of Sistrunk Boulevard.

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

The project will go before the City’s Development Review Committee on August 12. The developer, Fed Venture LP—an affiliate of California-based MRK Partners—acquired the 3.73-acre site at 800 to 845 N.W. 11th Ave. for $12.65 million in June.

Out with the Old, In with the New

Currently, the property contains 88 aging apartments built in 1954. These structures would be demolished to make way for two new five-story buildings spanning 192,019 square feet.

What’s Planned:

  • 164 affordable apartments

    • 146 two-bedroom units

    • 11 three-bedroom units

    • 7 four-bedroom units

  • 173 surface parking spaces

  • 3,220 square feet of amenities, including:

    • A community room

    • A fitness center

Designed with the Community in Mind

The project, designed by The Architectural Team in Chelsea, Massachusetts, is meant to meet the growing need for affordable and workforce housing in the Progresso area. According to the developer’s traffic study, the complex would generate 241 new vehicle trips per day.

While the eastern end of Sistrunk Boulevard in Flagler Village has surged with development in recent years, the western side in Progresso has seen less investment. City officials and the Fort Lauderdale Community Redevelopment Agency (CRA) have been actively encouraging projects like this one to ensure residents have access to attainable housing.

 

 

 

 

 

 

 

 

 

 

 

 

 

 

What Comes Next

If approved, Federal Apartments could become a cornerstone project for revitalizing Sistrunk Boulevard while addressing the city’s pressing housing needs. With its mix of multi-bedroom units, parking, and community amenities, the development would provide long-term housing stability for local families.
