Rezoning Proposed for 67-Townhouse Development in Fort Lauderdale’s Edgewood Neighborhood
A New Vision for Vacant Land
A vacant five-acre property in the Edgewood neighborhood of Fort Lauderdale could soon be transformed into a 67-townhouse community complete with a clubhouse, pool, and pedestrian-friendly amenities. The development would mark a significant shift for the area, introducing new housing options while complementing its existing character.
The Rezoning Application
The site, located at 1000 S.W. 26th St., is currently zoned for single-family use. Developer Ecoar LLC, managed by Aylwin Bustillos Tomas Miguel of Weston, has submitted a rezoning application to change the designation to “residential low multifamily medium density.”
The proposal will go before the Planning and Zoning Board on Sept. 17, and would require final approval from the Fort Lauderdale City Council.
Project Details
According to the developer’s letter of intent:
-
Townhomes: 67 units, two stories (26 feet tall)
-
Amenities: Clubhouse, swimming pool, landscaped pedestrian walkways
-
Design Features: Attractive architectural elements, sidewalks along the northern boundary, and landscaping along the western edge of the property
The townhomes are designed to serve as a buffer between surrounding single-family homes to the east and south, and higher-density development to the north.
A Changing Neighborhood
The property sits west of Saint Jerome Catholic Parish, with single-family homes on two sides and a hotel across the street to the north. Ecoar LLC purchased the site in 2020 for $4.85 million.
Edgewood, which made headlines in 2023 after devastating flooding, has since seen major city investments in flood control, including the installation of a new pump station. This infrastructure is expected to make the neighborhood more resilient to future storms.
Looking Ahead
If approved, the rezoning would pave the way for a site plan submission and future construction. The project promises to bring modern housing options to Edgewood while enhancing the neighborhood’s walkability and visual appeal.
