I've toured active adult communities throughout the Treasure Coast and across Florida.
I've seen communities that truly deliver on everything they promise.
I've also seen communities where the marketing brochure looks nothing like reality.
Here's the exact checklist I use with every Fort Lauderdale homeowner considering a move to a 55+ community.
The Amenities: What's Included and What's Extra?
The brochure highlights beautiful pools, fitness centers, pickleball courts, golf courses, clubhouses, and endless activities.
But here's the question most buyers forget to ask:
What's actually included?
Some communities include nearly everything in the monthly HOA fee.
Others charge additional fees for:
- Golf memberships
- Fitness centers
- Club activities
- Social events
- Pool access
A community with a $350 monthly HOA that includes everything may actually cost less than one advertising a $200 HOA plus separate golf, fitness, and activity fees.
I always compare the total monthly lifestyle cost, not just the HOA number.
Also take time to inspect the amenities in person.
Ask yourself:
- Are the pickleball courts in excellent condition?
- Is the fitness center modern?
- Is the clubhouse active and well maintained?
- Does the pool area feel like a resort?
Marketing photos don't always tell the whole story.

Beautiful finishes don't always mean a well-built home.
When touring communities, I evaluate much more than paint colors and countertops.
I look at:
- Roof quality
- Impact windows and doors
- Air conditioning systems
- Plumbing
- Exterior construction
- Insulation
- Overall craftsmanship
A beautiful model home built with lower-quality materials can become an expensive maintenance headache within a few years.
Floor plans also deserve careful attention.
The best active adult communities typically offer:
- Single-story layouts
- Open floor plans
- Split-bedroom designs
- Covered lanais
- Spacious primary suites
- Walk-in closets
- Functional two-car garages
Think about how you'll actually live in the home for years to come.
The HOA: Who's Running the Community?
Your HOA isn't just collecting dues.
They're managing your investment.
A strong HOA should:

Talk with current residents.
Nobody knows a community better than the people who live there.

Ask how close the community is to:

- Specialists
- Urgent care
- Family
- Airports

At some point, you or your family may need to sell.
I always evaluate:

- Community reputation
- HOA financial strength
- Amenity quality

Maybe.

Never compare HOA fees by themselves.
